A couple kissing on the stone overlook wall at Letchworth, the Upper Falls and the arched railroad bridge over the gorge behind them

The RW How Property · Perry, New York

Letchworth starts at the bottom of the driveway.

Letchworth has three waterfalls, a railroad bridge over the gorge and miles of trail, and the Perry entrance sits a few hundred feet down the hill from the barn. Elopements here run on the same full property buyout the micro weddings do, so the day is yours even when four people are at it.

  • Full property buyout
  • 2 night minimum
  • May through November
  • Minutes from the park

How the day runs

Small does not mean rushed. It mostly means you get to sit down.

The night before Already there

You wake up at the venue.

The buyout covers both West Barn spaces and the Farm Haus for a minimum of two nights, so the morning has no drive in it. Highbanks is the quieter side: two bedrooms, two baths, a soaking tub under a chandelier and a loft nook with one chair in it.

Garage doors on the east wall face the pasture and the Highbanks of Letchworth. On a clear morning the balloons go up over the gorge and you watch them from the sofa.

Late morning The park

Three waterfalls, and one of them has a bridge over it.

The Upper, Middle and Lower Falls sit within a few miles of each other on the Genesee, and the Upper Falls overlook puts the arched railroad bridge straight behind you. Before ten in the morning the overlooks are more or less empty.

Letchworth is a state park, so a ceremony inside it runs on the park’s permits and rules rather than ours. Ask us and we will point you at whoever knows.

Afternoon Back on the lawn

Or skip the park entirely and use the yard.

The property has a wide open yard with the park across the valley, and both barn spaces open onto it through full-height glass doors. Four people and an arbour do not need much more than that.

The sheep and the potbelly pig will be interested in proceedings. One slice of bread a day at the green gate is the rule and they will hold you to it.

Evening Dinner

A table for four is easier to make good than a table for a hundred.

The Highbanks great room has a farm table under two chandeliers and a stocked chef’s kitchen with a six burner range behind it. Cook, or put a charcuterie board and a brunch box on the enhancement list and have them waiting.

Then the fire pit on the lawn, which has chairs around it and no closing time.

The terms, plainly

An elopement here is the same buyout as a micro wedding, with fewer chairs.

  • Full property buyoutHighbanks, Southview and the Farm Haus, minimum two nights. This is how every ceremony on the property works, regardless of headcount.
  • Up to 25 guestsThe published cap. An elopement usually lands nowhere near it, which is rather the point.
  • May through NovemberThe window the property hosts events in.
  • Minutes to LetchworthThe Perry entrance is a few hundred feet down the hill from the driveway. Ceremonies inside the park itself are on the park’s terms.
  • Wedding planningDay-of coordination up to full planning, from someone with over ten years in the industry. Entirely optional.
  • RentalsAdditional rentals and restrooms may be required depending on the event. For four people that is usually a short list.
  • FoodCharcuterie, brunch boxes, garden crudité and grocery stocking are on the standing enhancement list, set up before you arrive.

If a two night full-property buyout is more than you want for a party of four, say so in the form. Better to find that out in an email than three weeks in.

From people who stayed

The first of these was written by someone who spent their honeymoon here.

Here for our honeymoon. The welcoming crew was the best we ever had. Squeals from Hazel and bleating from Boots, clucks from the chickens, my husband had a hard time pulling me away from the animals just to walk inside. West barn is artistically inspiring, there is no denying Amanda put a lot of thought into everything she placed inside these 4 walls. Our honeymoon was that much more special because of the space we stayed in! Oh, and the private chef and meal, 100% worth it. We will be back!

Jeremy

When I say I have never experienced an Airbnb like this, I mean it. The personal touches and care taken with the home itself, the immaculate cleanliness, the staggering amount of extras and amenities. Amanda let our 3 girls follow her around and help feed the animals. What an incredibly gifted couple, you can tell they put their everything into making this experience one of a kind. It was very hard to leave, and we simply cannot wait to come back.

Shana

This was our family’s ninth “perfect Dell stay,” and definitely not our last. We’ve had the pleasure of staying at three of Amanda’s properties throughout all seasons, and you truly can’t go wrong with any of the Dell Collective properties. Our kids adore the farm animals and look forward to visiting their “barn buddies” each visit. If you’re on the fence, just book it, you won’t regret it.

Tell us when, and how many of you there are.

Two people and a witness is a normal enquiry here. So is two people and nobody else at all.

  • Whether the dates you are looking at are open.
  • What the buyout costs for your nights, on the booking page rather than from us guessing.
  • What a ceremony in the park actually involves.
  • Whether you want any planning help, or none.

Or call (607) 221-9373 if you would rather just talk.

Before you ask

The practical part.

Can we get married inside Letchworth State Park?

The park sets its own rules and permits for that, so it is a conversation with the park rather than with us. The Perry entrance is a few hundred feet down the hill from the driveway, and the Upper Falls overlook is the one with the railroad bridge behind it.

Do we really have to buy out the whole property for two people?

Any ceremony at RW How runs on a full property buyout with a two night minimum. That is the published rule and it does not scale down by headcount. If that is the wrong shape for you, tell us in the form.

What months are available?

May through November at the RW How property.

Can we bring a photographer and an officiant?

Yes. They are your vendors and you bring them.

What if it is only the two of us?

Then it is the two of you, both barn spaces and a farm, for two nights. Nobody will ask you to fill the chairs.

What does it cost?

Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.

When can we check in?

Check in is 3pm and check out is 10am, same as every Dell Collective property. Both are self-serve unless you ask otherwise, and instructions land in your email at 11am on arrival day.

What are the house policies?
