Sunrise
Roll up both glass garage doors and watch Letchworth wake up. On clear mornings, the fog will lift over the gorge, followed by an epic sunrise. Pro tip: the best views are at the fire pit area – watch the animals graze as the sun comes up!
Late morning
Turn left out of the driveway and the Perry entrance to Letchworth is a few hundred feet down the hill. Hike the gorge while the day is still cool. Our favorite hike: Lower Falls Footbridge. Use our provided park pass for free park entry!
Before dark
Watch a @Balloonsoverletchworth hot air balloon launch at Letchworth. It’s weather dependent so call ahead. We recommend enjoying a cocktail at the Glen Iris while you wait for the balloons to float over the Gorge. Look hard and you may also see the “Indian in the Falls”.

Two doors, one wide view
Both glass garage doors sit on the same East sunrise view wall. Open them together and the living + dining rooms face the pasture and Letchworths’ Highbanks beyond. Text us “Sunrise” and we will make sure you’re up if the sunrise is worth waking up for!
The animal barn
Home of your newest furry friends. Check out who’s home and take your vegetarian table scraps to Hazel, our resident potbelly pig! Schedule a private animal experience if you want to meet everyone up close and personally!

Highbanks is the brighter side of the West Barn. White walls and an open kitchen keep the shared rooms easy; two bedrooms, a loft nook and two full baths give your group room to spread out.

Who it fits
Four in beds. Six when the sleeper sofa joins the plan.
The easiest fit is two couples or a family of four: one King, one Queen and a full bathroom for each bedroom. A Queen sleeper sofa can extend the stay to six. Add Southview when the group needs the whole barn.
From the moment we checked in, we were blown away by the attention to detail. The space was beautifully decorated, spotless, incredibly well stocked, and so thoughtfully put together. It immediately felt peaceful and welcoming. Every little touch made it obvious that Amanda truly cares about her guests’ experience.
The next morning, we had an animal experience and Amanda, the host was just as wonderful as the property itself. She was incredibly kind, gracious, and so patient with our children. She pointed out all the little extras available to guests, including kites to fly in the fields and even a Letchworth State Park pass, which was such a thoughtful bonus.
One of our favorite memories was watching our daughter Eden, absolutely fall in love with Amanda’s Jack Russell Terrier, Pippa!!!! Amanda was so incredibly sweet and would happily let Pippa play whenever Eden wanted to see her. It was the sweetest thing, and seeing their little friendship develop over our stay made the experience even more sweet!
We originally came to the area to spend our days exploring Letchworth, but honestly, we found ourselves looking forward to coming back to Highbanks just as much. Sitting in the Adirondack chairs outside our door and taking in the peaceful surroundings was one of the highlights of our trip. The atmosphere is so relaxing that it truly feels like a little slice of heaven.
This is TRULY one of those rare places that exceeds every expectation!!! If you’re looking for a quiet, beautiful, thoughtfully curated getaway with an amazing host, look no further. We made so many wonderful memories here, and we can’t wait to come back.

Bedrooms
All bedrooms include upscale luxury bedding, mattresses, and pillows.
- King bedroom with a full bathroom across the hall.
- Queen suite with an attached bathroom and walk-in shower with two rainfall shower heads.
- Queen sleeper sofa in the living room.
Living Room
Large open living room with two glass garage doors on the same wall, a leather loveseat, Queen sleeper sofa, salvaged details, houseplants, smart TV and board games that live inside the coffee table.
Kitchen + Dining
Fully stocked bright kitchen with stainless steel appliances, a smart six-burner stove and stocked spice cabinet. Drip coffee maker and coffee grounds are provided. Bar-stool dining and the dining table each seat up to 4 guests, with plenty of china and glassware.
Outdoor Space
The property has a large yard for outdoor time, yard games and enjoying the farm animals. Highbanks has a designated fire pit on the east lawn in front of the barn. Two cars can park side by side in front of the barn space.
Pastures + Farm Animals
The view of the East lawn also leads to the pasture where, in the summer and fall, you will find some of our farm animal friends grazing their days away. You may greet them at the green gate with a slice of bread (one per day, please!) and they will soon become your best pals. The vegetable gardens and the ladies at the Chick-INN will provide you with fresh eggs til Fall + produce in the gardens seasonally. For your safety, inside the pastures and animal pens are off limits to our guests. Please contact Amanda if you wish to arrange a private, up close animal experience. There is a guest lounge located in the animal barn.

What are your rates?
Rates will vary by space, guest count, season, and day of the week. Seasonal rates start at $280/night. Please visit each Hostfully booking page for date specific pricing. Cleaning + pet fees apply. Pets stay for $1 through December 31 with code ONEDOLLARPET.
What are your policies?

What are the check-in and check-out times?
Check in is 3pm and check out is 10am, same as every Dell Collective property. Check in and check out are self-serve unless you ask otherwise, and detailed instructions land in your email at 11am on arrival day.
If we can offer early check in or late check out, we will let you know. It is important to us to provide a perfect top to bottom turnover after each stay so alternate IN and OUT times may not be available if we have same day departures or arrivals.
How close are you to Letchworth State Park?
The Property overlooks the Highbanks of Letchworth State Park. If you pull out of the driveway and turn left, the Perry entrance to Letchworth State Park is a few hundred feet down the hill.
Are there animals on the property?
Yes! Guests can observe our animals from afar, greet them at the pasture gate or inside the barn for pets and snacks, or partake in a private animal experience with Amanda. Dairy farm tours are also available as an optional enhancement!
Is there ample parking?
We reserve 2 parking spaces for each barn space at the West Barn. The outer loop of the driveway is reserved for West Barn guests. Please inquire if additional accommodations are needed.
