The RW How property has a vast yard area, great for enjoying the outdoors, yard games, or the farm animals that live on the property. During the summer and fall months, the gardens are bountiful for our guests to enjoy! The animals can be enjoyed from afar, or you can meet them at the pasture gate for warm greetings and pets.
There is a designated fire pit area for Highbanks guests on the East lawn in front of the barn that includes lawn chairs.
Two cars can park side by side, in front of the barn space. Please pull up to the two white cones, leaving the driveway loop open and accessible. Cars must be pulled up beyond the porch steps.
Generally, the outdoor area should be considered “common area” or “shared space” as we do also offer accommodations in the Farm Haus and the Southview space of the barn. However, there is plenty of space outdoors for everyone to spread out and enjoy.
West Barn guests will be asked to use the outer loop only of the driveway. Farm Haus guests will be asked to use the inner loop driveway closest to the house only. Please be respectful of their space, and they will do the same for you. The property is large and spacious, providing privacy and adequate space for all of our guests, whether it be one group or more on property.
The view of the East lawn also leads to the pasture where, in the summer and fall, you will find some of our farm animal friends grazing their days away. You may greet them at the green gate with a slice of bread (one per day, please!) and they will soon become your best pals.
The ladies at the Chick-INN will provide you with fresh eggs daily during the summer and fall seasons.
For your safety, pastures and animal pens are off limits to our guests. Please contact Amanda if you wish to arrange a private, up close animal experience.
Here for our honeymoon. The welcoming crew was the best we ever had. Squeals from Hazel and bleating from boots, clucks from the chickens and a watching Jenni throwing a few playful bucks, my husband had a hard time pulling me away from the animals just to walk inside.
West barn is artistically inspiring. Being a potter, this place had inspiration in every nook and cranny. There is no denying Amanda put a lot of thought with everything she placed inside these 4 walls. The antique patina furniture, the different textures, the coordinating colors throughout the house, the repurposing of unspoken items, the combination of oils to produce a calming delightful scent that diffuses through the entire barn… its all about the small details and she truly thought of everything to make for a comfortable, far from home, stay. Our honeymoon was that more special because of the space we stayed in!
Oh and the private chef and meal 100% worth it, so much food, such great company from Amanda, high quality food, and enough for dinner the next day! We will be back!

When I say I have never experienced an Airbnb like this, I mean it. The personal touches and care taken with the home itself, the immaculate cleanliness, the staggering amount of extras and amenities (incredible gourmet chocolate bars, homegrown fresh veggies, a pass to letchworth, personalized suggestions for things Amanda knew we were specifically interested in doing, special attention to our 3 girls- Amanda let them follow her around and help to feed the animals/care for them, freshly laid eggs laid by their own chickens in the Chick-Inn, heavenly scented oil diffusers and room sprays throughout the home, amazingly high end face washes, body washes, shampoos, body oils, moisturizers, and even brand new very nice razors to use and then take home with us after our stay…) and those are the ones I can immediately think of off the top of my head.
What an incredibly gifted couple they are—you can tell they put their everything into making this experience one of a kind and as special as you can imagine for their guests. Fire under the stars? Sure! Wanna do your laundry while you’re there? No problem! The amount of menus, brochures, passes, suggestions of things to do and places to go was unlike anything we’ve ever experienced. It was very hard to leave, and we simply cannot wait to come back.

This place is the “real deal.” If it isn’t the decor, design, and comfort that does it for you, it will be the pig, sheep, donkey and chickens.

Dell Collective Check in times are 3pm. Check out times are 10am. All check ins and check outs will be self check in, or self check out unless otherwise requested. Please be respectful of these times, as our turnover team needs the allotted time to make our spaces perfect for you, and our incoming guests. Occasionally we are able to accommodate early check in or late check out- please enquire for availability. If we can accommodate it, we will let you know the week of your stay.
The West barn is situated on the back, West side of the property and has a dedicated driveway separate from the Rw How Haus.
While the 3 spaces are situated on the same property- the parking & private entrances to each space are oriented for maximum privacy. Each space has its own unique amenities that are exclusive to those renting that space. Each space has an exclusive fire pit area with yard chairs. The only shared spaces include the yard area and the back animal barn.
The Rw How Property overlooks the Highbanks of Letchworth State Park. The morning sunrises are unmatched and our guests love watching the morning fog rise up out of the park on summer and fall mornings, making the early mornings on property incredible!
If you pull out the RW How driveway and turn left, the Perry entrance to Letchworth State Park is a few hundred feet down the hill.
Yes! One of the perks of booking a space on the RW How Property is that you get to love on our animal friends throughout your stay! Our guests are welcome to observe our animals from afar, greet them at the pasture gate for pets + snacks, or partake in a private animal experience with Amanda or Nate & the animal(s) of your choice.
Dairy Farm tours are available as an optional enhancement!
The Southview space is the most accessible. We highly recommend viewing each Hostfully listing for space specific accessibility details.
The only events permitted are those with a guest list of 25 or less. Hosting a small event or micro wedding on property requires a full property buyout (RW How Haus and both West Barn spaces). Additional rentals may be required depending on date and guest count (restrooms, tent, etc.).
