The West Barn · Perry, New York

The group, rustic luxury, and nobody drives anywhere.

Southview sleeps six in beds (eight with the sleeper sofa) across three bedrooms, one of them up inside the silo with the sunrise. Take the Highbanks side too and the barn holds fourteen. Two kitchens, two fire pits, and glass doors that roll up onto the pasture.

  • Sleeps 6 to 8, or up to 14
  • Two fire pits
  • Two full kitchens
  • Minutes from Letchworth

One weekend at the barn

The whole point is that the house is the plan.

Friday night Arrival

Somebody has to sleep in the silo.

Southview’s third bedroom is up in the attached grain silo and it gets the sunrise. It is the room everyone argues about, and the argument is half the fun of the drive up.

There are three hammocks: two up in the silo and one downstairs beside the stair, along with a leather sofa, a corduroy bean bag bed and a wall of vintage wooden spoons in the kitchen. Check in is 3pm and it is self-serve, so a late arrival is nobody’s problem.

The silo suite

Saturday morning Slow start

Pre-order the bath package and it is laid out when you walk in.

Sugar scrub, bath bombs, eye patches, a face mask and roller, body products and a candle, plus two robes if you order ahead. Southview’s main bath has a soaking tub and the King suite has a walk-in shower with two rainfall heads.

Pre-order a brunch box and it arrives at the door in the morning with local pastries and enough snacks to cover a day or two. It is an add-on, so order it ahead. Or send us the shopping list and we will stock the fridge before you get here.

The bit everyone actually books for

Afternoon Off property

Everything worth doing is fifteen minutes away.

Left out of the driveway and the Perry entrance to Letchworth is a few hundred feet down the hill. Go rafting at Letchworth, rent bikes for the Greenway, or play pickleball at the local courts. Or stay put with kites and yard games on the lawn.

  • Letchworth State Park The Grand Canyon of the East. Three waterfalls, miles of trail, and in October the gorge walls turn every shade of red there is.
  • yoga and coffee in town Hit up Country Belle Farm market for an iced chai or affogato after you finish a yoga class at the new Solace and Lune Studio. Check ahead for class times and reservations!
  • Main Street, Perry Farmers market on Saturday mornings, and the squash and cider end of the season is the good end. The Main Street Association bills the town as curiously hip and they are not wrong.
  • Mount Morris Antiquing, a short drive north, for the afternoon when nobody wants another trail.
  • Genesee Valley Greenway A rail trail that runs the length of the valley. Flat, quiet, and good for bikes as well as boots.

Evening Dinner

The kitchen is built for six people cooking badly at once.

Stocked chef’s kitchen, black stainless appliances, bar seating for eight and a cookbook collection somebody will read out loud. Bring the food, or put a charcuterie board on the enhancement list and skip the shopping.

The garage doors roll up onto the pasture, which turns the great room into a porch for as long as the weather allows.

Bar seating for eight, which is four more than you need

After dark Fire pit

Your own fire, on your own lawn.

Each barn space has a dedicated fire pit area with chairs, so if you have taken the whole building you can split into two fires or pile onto one. Have you heard of savory charcuterie s'mores? Look it up, you will be the hero of the weekend!

The animals are asleep by then. In the morning the sheep and the potbelly pig will be waiting at the green gate for their slice of bread.

Pick the size

Six, four, fourteen, or twelve at the lake.

Same weekend, four different shapes. Every one of them carries the same code.

From people who stayed

The detail is what people write about afterwards.

"Dell Collective thought of everything. 5 of us went away to celebrate a friend and we collected a weekend full of memories to nourish us for many months to come. From spending time with animals to cooking together in the well stocked kitchen to doing yoga in the silo, this place provided the best back drop anyone could ask for. Dell Collective is a gift. The spaces are inviting, creative, and beautiful. We are hoping to make our weekend a yearly tradition in this unique space".

Sarah o.

“My girlfriends and I stayed for a long weekend with our babies and had a blast. If you’re looking for a relaxing retreat, this is it. The breakfast box was fantastic.”

Meaghan a.

"What an incredible getaway! I stayed at Dell Collective with two friends, and this place was such a vibe from the start. The renovated barn is stunning with its industrial-style design, and the kitchen had everything we needed to cook and enjoy meals together.
The absolute highlight for me? Watching the sunrise right from the living room – it was magical! And then the barn animals… oh my gosh, I saw a camel for the very first time! Feeding and interacting with the animals made it such a fun and unique experience.
Location-wise, it’s perfect, minutes from Letchworth State Park (which is breathtaking) and only a few minutes to Perry downtown with cute restaurants and bakeries.
Honestly, this is such a fun spot for a getaway with friends. Highly recommend – this place is a gem"!

  • What is on the enhancement list and what needs ordering ahead.
  • Whether a bachelorette party counts as an event here. Short answer: only if people who are not staying come to it.

Before you ask

The practical part.

How many can we sleep?

Six in beds in Southview (eight with the sleeper sofa), four in beds in Highbanks (six with the sleeper sofa), and the whole barn is listed for fourteen once the sleeper sofas are counted.

Can we have a bachelorette party here?

Staying here with your friends is a stay. A gathering that brings in people who are not staying is a small event, which requires a full property buyout, runs May through November, and caps at 25 guests. If your bride is low key, let's talk about it.

Is Southview private from the other side?

Yes. Its own entrance, its own parking, its own fire pit. The yard and the animal barn are the shared parts.

The spaces are separated by a service hallway for additional privacy.

Are the two spaces connected inside?

They are separate units in one building, which is why the whole-barn booking exists. When the entire barn is booked, we can open up our service hallway and a couple of other doors to make them connecting units. Design at it's best!

What is there to do?

Letchworth is a few hundred feet down the hill. Perry Main Street runs a Saturday farmers market, Mount Morris is the antiquing drive, and the Genesee Valley Greenway is flat enough to bike. Solace and Lune in town offers saunas, yoga and pilates! Or nobody leaves the house, which is also a valid weekend. Check out our blog for more! Or ask your favorite chat gpt guru to plan you a Perry getaway!

What does it cost?

Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.

When can we check in?

Check in is 3pm and check out is 10am, same as every Dell Collective property. Check in and check out are self-serve unless you ask otherwise, and detailed instructions land in your email at 11am on arrival day.

If we can offer early check in or late check out, we will let you know. It is important to us to provide a perfect top to bottom turnover after each stay so alternate IN and OUT times may not be available if we have same day departures or arrivals.

What are the house policies?
