A Morton-style barn on the RW How property with garage doors that roll up onto the pasture and the Highbanks of Letchworth across the valley. Book one side for four, the other for six, or take the whole building and sleep up to fourteen.

One day at the barn

The barn faces east, so the day starts with the doors open.

Sunrise Garage doors

Roll the doors up and the wall is gone.

Both spaces have garage doors facing east over the pastures, which turns the living room into an open-air room whenever the weather allows it. In the fall that means coffee, a blanket, and fog burning off the valley.

The Highbanks of Letchworth sit across the way. On a clear morning the balloons go up over the gorge and you watch them from indoors.

Morning The animals

Somebody has to feed the pig.

Guests greet the animals at the green pasture gate with a slice of bread, one a day, and the sheep and the potbelly pig will decide you are family. The ladies at the Chick-INN supply fresh eggs through the fall.

For up close, ask Amanda or Nate about a private animal experience. The pens themselves stay off limits, which keeps everybody safe and the animals calm.

Afternoon Off property

The park entrance is down the hill.

Turn left out of the driveway and the Perry entrance to Letchworth State Park is a few hundred feet down the hill. That is the whole commute.

  • Letchworth State ParkThe Grand Canyon of the East. Three waterfalls, miles of trail, and in October the gorge walls turn every shade of red there is.
  • Balloons over LetchworthHot air balloons launch from the park on clear mornings. Booking ahead is the only way it works.
  • Main Street, PerryFarmers market on Saturday mornings, and the squash and cider end of the season is the good end. The Main Street Association bills the town as curiously hip and they are not wrong.
  • Mount MorrisAntiquing, a short drive north, for the afternoon when nobody wants another trail.
  • Genesee Valley GreenwayA rail trail that runs the length of the valley. Flat, quiet, and good for bikes as well as boots.

Evening Fire pits

Each space gets its own fire.

Both units have a dedicated fire pit area with chairs, so a whole-barn group can split into two fires or pile onto one. The yard is big enough that neither side is in the other lap.

Kitchens on both sides are stocked well enough to cook a real meal for the whole group, and the enhancement list handles the nights nobody wants to.

Parking and private entrances are oriented so the two spaces stay private from each other. The yard and the animal barn are the only shared ground.

Here for our honeymoon. The welcoming crew was the best we ever had. Squeals from Hazel and bleating from Boots, clucks from the chickens, my husband had a hard time pulling me away from the animals just to walk inside. West barn is artistically inspiring, there is no denying Amanda put a lot of thought into everything she placed inside these 4 walls. Our honeymoon was that much more special because of the space we stayed in! Oh, and the private chef and meal, 100% worth it. We will be back!

This place is SO SPECIAL. Truly a gem, a destination in itself! Amanda pays attention to every detail. It is one of the best hosting experiences I have had as a host myself. Before you book

The practical part.

What is the difference between Highbanks and Southview?

Highbanks is the north space: two bedrooms, sleeps four, a soaking tub and a loft nook. Southview is the south space: three bedrooms, sleeps six, and a sunrise suite inside the attached silo. Take both and the barn sleeps up to fourteen.

Are the two spaces private from each other?

Yes. Each has its own entrance, its own parking and its own fire pit area, oriented for privacy. The yard and the back animal barn are shared.

Are there animals on the property?

Yes. You can watch from a distance, greet them at the pasture gate, or arrange a private animal experience with Amanda or Nate. Dairy farm tours are on the enhancement list.

Can we host a wedding here?

Events of 25 guests or fewer are permitted and need a full property buyout, both barn spaces plus the RW How Haus. Additional rentals may be required depending on the date and the headcount.

How far is Letchworth State Park?

The property overlooks the Highbanks of the park. The Perry entrance is a few hundred feet down the hill from the driveway.

What does it cost?

Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.

When can we check in?

Check in is 3pm and check out is 10am, same as every Dell Collective property. Check in and check out are self-serve unless you ask otherwise, and detailed instructions land in your email at 11am on arrival day.
