Sunrise The doors
The doors face the sun and the park.
Garage doors on the east wall open onto the pasture with the Letchworth Highbanks beyond it. Roll them up with coffee and the living room becomes a porch until the wind says otherwise.
On clear mornings the balloons launch over the gorge. You get them from the sofa.
Late morning The green gate
Bread for the pig, eggs for you.
The pasture gate is the first stop for most guests. One slice of bread per day is the rule, and the sheep and the potbelly pig will hold you to it. The Chick-INN hens supply eggs through the fall.
Afternoon Off property
The park is down the hill.
Left out of the driveway, a few hundred feet, and you are at the Perry entrance to Letchworth. Waterfalls, miles of trail, and the color in the first half of October.
- Letchworth State ParkThe Grand Canyon of the East. Three waterfalls, miles of trail, and in October the gorge walls turn every shade of red there is.
- Balloons over LetchworthHot air balloons launch from the park on clear mornings. Booking ahead is the only way it works.
- Main Street, PerryFarmers market on Saturday mornings, and the squash and cider end of the season is the good end. The Main Street Association bills the town as curiously hip and they are not wrong.
- Mount MorrisAntiquing, a short drive north, for the afternoon when nobody wants another trail.
- Genesee Valley GreenwayA rail trail that runs the length of the valley. Flat, quiet, and good for bikes as well as boots.
Evening Soaking tub
A bath, then the fire.
The main bath has a soaking tub, and the queen suite has a walk-in shower with two rainfall heads. Pre-order the luxe bath package and it is laid out when you walk in, robes included.
The fire pit is on the east lawn with chairs, reserved for this space. Board games are in the living room for whoever is still up.

Here for our honeymoon. The welcoming crew was the best we ever had. Squeals from Hazel and bleating from Boots, clucks from the chickens, my husband had a hard time pulling me away from the animals just to walk inside. West barn is artistically inspiring, there is no denying Amanda put a lot of thought into everything she placed inside these 4 walls. Our honeymoon was that much more special because of the space we stayed in! Oh, and the private chef and meal, 100% worth it. We will be back!

When I say I have never experienced an Airbnb like this, I mean it. The personal touches and care taken with the home itself, the immaculate cleanliness, the staggering amount of extras and amenities. Amanda let our 3 girls follow her around and help feed the animals. What an incredibly gifted couple, you can tell they put their everything into making this experience one of a kind. It was very hard to leave, and we simply cannot wait to come back.

We’ve had the pleasure of staying at three of Amanda’s properties throughout all seasons, and you truly can’t go wrong with any of the Dell Collective properties. How many does it sleep?
Four, in a King bedroom and a Queen suite, plus a Queen sleeper sofa in the living room. For a bigger group, add Southview and take the whole barn, which sleeps up to fourteen.
Is it private from the other barn space?
Yes. Separate entrance, separate parking on the outer driveway loop, and its own fire pit on the east lawn. The yard and the animal barn are shared.
How far is Letchworth State Park?
The space looks out at the Highbanks of the park. The Perry entrance is a few hundred feet down the hill.
Is there parking?
Two spaces are reserved for this unit, side by side in front of the barn. Ask if you need more.
What does it cost?
Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.
When can we check in?
Check in is 3pm and check out is 10am, same as every Dell Collective property. Check in and check out are self-serve unless you ask otherwise, and detailed instructions land in your email at 11am on arrival day.
