The whole point is that the house is the plan.
Friday night Arrival
Somebody has to sleep in the silo.
Southview’s third bedroom is up in the attached grain silo and it gets the sunrise. It is the room everyone argues about, and the argument is half the fun of the drive up.
Downstairs there are two hanging rattan swing chairs beside the stair, a leather sofa, a corduroy bean bag bed and a wall of vintage wooden spoons in the kitchen. Check in is 3pm and it is self-serve, so a late arrival is nobody’s problem.
Saturday morning Slow start
Pre-order the bath package and it is laid out when you walk in.
Sugar scrub, bath bombs, eye patches, a face mask and roller, body products and a candle, plus two robes if you order ahead. Southview’s main bath has a soaking tub and the King suite has a walk-in shower with two rainfall heads.
Brunch boxes arrive at the door in the morning with local pastries and enough snacks to cover a day or two. Or send us the shopping list and we will stock the fridge before you get here.
Afternoon Off property
Everything worth doing is fifteen minutes away.
Left out of the driveway and the Perry entrance to Letchworth is a few hundred feet down the hill. That is the whole commute.
- Letchworth State ParkThe Grand Canyon of the East. Three waterfalls, miles of trail, and in October the gorge walls turn every shade of red there is.
- Balloons over LetchworthHot air balloons launch from the park on clear mornings. Booking ahead is the only way it works.
- Main Street, PerryFarmers market on Saturday mornings, and the squash and cider end of the season is the good end. The Main Street Association bills the town as curiously hip and they are not wrong.
- Mount MorrisAntiquing, a short drive north, for the afternoon when nobody wants another trail.
- Genesee Valley GreenwayA rail trail that runs the length of the valley. Flat, quiet, and good for bikes as well as boots.
Evening Dinner
The kitchen is built for six people cooking badly at once.
Stocked chef’s kitchen, black stainless appliances, crock pot, air fryer, immersion blender, bar seating for eight and a cookbook collection somebody will read out loud. Bring the food, or put a charcuterie board on the enhancement list and skip the shopping.
The garage doors roll up onto the pasture, which turns the great room into a porch for as long as the weather allows.
After dark Fire pit
Your own fire, on your own lawn.
Each barn space has a dedicated fire pit area with chairs, so if you have taken the whole building you can split into two fires or pile onto one. Firewood can be stacked before you arrive.
The animals are asleep by then. In the morning the sheep and the potbelly pig will be waiting at the green gate for their slice of bread.

I can’t say enough about our stay! The place was incredible, the attention to detail was like nothing I have ever seen. My husband and I came here to celebrate our anniversary. A king size bed with a legitimately comfortable mattress, the bathrooms were incredible, the kitchen was fully stocked, super clean, and the garage doors made it feel like a real indoor/outdoor space. This place was a real gem.

This is one of the most beautiful Airbnbs I have ever been to. It feels like you are at a 5 star resort, except it is a serene and intimate farm setting. Our kids loved all the animals and Amanda was very gracious in showing them around. We spent a lot of time outside and enjoyed the fire pits every evening. We would absolutely return if our schedule ever brings us back to upstate NY.

Before you ask
The practical part.
How many can we sleep?
Six in Southview, four in Highbanks, and the whole barn is listed for fourteen once the sleeper sofas are counted.
Can we have a bachelorette party here?
Staying here with your friends is a stay. A gathering that brings in people who are not staying is a small event, which requires a full property buyout, runs May through November, and caps at 25 guests.
Is Southview private from the other side?
Yes. Its own entrance, its own parking, its own fire pit. The yard and the animal barn are the shared parts.
Are the two spaces connected inside?
No. They are separate units in one building, which is why the whole-barn booking exists.
What is there to do?
Letchworth is a few hundred feet down the hill. Perry Main Street runs a Saturday farmers market, Mount Morris is the antiquing drive, and the Genesee Valley Greenway is flat enough to bike. Or nobody leaves the house, which is also a valid weekend.
What does it cost?
Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.
When can we check in?
Check in is 3pm and check out is 10am, same as every Dell Collective property. Both are self-serve unless you ask otherwise, and instructions land in your email at 11am on arrival day.
