The hard part of a reunion is the ninety minutes when everyone is awake at once.

Two kitchens solves more arguments than you would think.

The whole West Barn is two separate spaces in one building: five bedrooms, four full baths, two stocked kitchens and two fire pits, sleeping up to fourteen. Each side has its own entrance and its own parking, so the early risers and the late arrivals do not have to negotiate.

At the lake it is one house: four bedrooms, two renovated baths, eight beds that sleep twelve, and a screened deck facing the sunrise.

Morning The animals

The kids will not be indoors again until dinner.

Sheep, a potbelly pig and the Chick-INN hens live on the RW How property. Guests greet them at the green pasture gate with a slice of bread, one a day. There is an animal experience barn with a lounge and a family hangout space, and Amanda or Nate can arrange a private animal experience for up to four people, booked ahead.

Reviews of this place mention the animals about as often as they mention the beds. One family calls them the barn buddies and is on their ninth stay.

Afternoon Off property

Split up for a few hours and meet back at the fire.

The teenagers want the trail, the grandparents want Main Street, and both are minutes away.

  • Letchworth State ParkThe Grand Canyon of the East. Three waterfalls, miles of trail, and in October the gorge walls turn every shade of red there is.
  • Balloons over LetchworthHot air balloons launch from the park on clear mornings. Booking ahead is the only way it works.
  • Main Street, PerryFarmers market on Saturday mornings, and the squash and cider end of the season is the good end. The Main Street Association bills the town as curiously hip and they are not wrong.
  • Mount MorrisAntiquing, a short drive north, for the afternoon when nobody wants another trail.
  • Genesee Valley GreenwayA rail trail that runs the length of the valley. Flat, quiet, and good for bikes as well as boots.

At the lake Silver Lake

The dock is the whole day if you let it be.

Waterfront with a small dock, a large front and back yard, a fire pit and a gas grill. Paddle boards and boats rent from Silver Lake Marina, and boats go in at Silver Lake State Park. Nothing docks at ours, but the Marina and the country club rent slips.

The screened deck catches the sunrise, and it is where twelve people end up when it rains.

Evening The long table

Cook once for everybody, or hand it off.

Both barn kitchens are stocked chef’s kitchens with island and table seating, and the lake house has an eat-in kitchen, an indoor dining room and an outdoor table. Grocery stocking, charcuterie, brunch boxes and garden crudité are on the enhancement list and get set up before you arrive.

Then the fire pit, and the part of the weekend where the stories get repeated and slightly improved.

Two big houses, and two smaller ones for the overflow.

All four are minutes from Letchworth and all four carry the same code.

Before you ask

The practical part.

What is the biggest group you can sleep?

Fourteen in the whole West Barn, twelve at the Silver Lake Haus. Those are separate properties about fifteen minutes apart. The lake listing price covers six guests; every guest beyond six is an added charge, so price a group of twelve before you plan around it.

Can we host a party as well as stay?

A gathering that brings in people who are not staying is a small event. Those require a full property buyout at RW How, run May through November, and cap at 25 guests. Additional rentals and restrooms may be required.

Is it good for young kids?

The farm animals do most of the work. Guests greet the sheep, the potbelly pig and the hens at the green pasture gate, and the animal experience barn has a lounge and family space. Southview has a corduroy bean bag bed that gets claimed within four minutes.

Can we bring the dog?

The 19A Cabin is the dog-friendly property, with two dog runs and pet-friendly trail access. Mention the dog when you book, since pet rates vary by stay.

Can we book two properties on the same nights?

Ask in the form. The booking calendar does not join two properties into one reservation, so we handle that pairing by hand.

What does it cost?

Rates move with the date, the season, the day of the week and your guest count, so the booking page is the only honest answer. Cleaning fees apply.

When can we check in?

Check in is 3pm and check out is 10am, same as every Dell Collective property. Both are self-serve unless you ask otherwise, and instructions land in your email at 11am on arrival day.
